Pass your Home Inspection
For many sellers, getting an accepted offer is just the first step to the home selling process in Calgary.
The next step is a successful home inspection. If there are glaring deficiencies with your property, this is usually where the sale will either fall apart or go back to the table for negotiating. Things to consider about home inspectors:
- They only review parts of your home that are available to them visually. If they can’t see it, i.e. inside the furnace, they can’t comment on it.
- The inspector does not open up your walls and look inside to determine if there is a mold or other problems.
- They will go into the attic, on the roof, examine all the appliances that are included with the offer as well as explore the structural integrity of the property.

- Roof
- Windows
- Foundation
- Plumbing
- Electrical
- Moisture
- Heating and Cooling Systems
To pass and make sure your property gets sold, make sure that you address all the above prior to listing your home for sale. The best rule of thumb is to assess if YOU would buy your home as is and if not, make the repairs that you would want to see done first. In most cases, you can make a reasonable pre-inspection yourself if you know what you’re looking for. Knowing what you’re looking for can help you prevent little problems from growing into costly and unmanageable ones.
